Don’t Mess with Texas Title Searches and Taxes Certificates in the Lone Star State

There’s a phrase that all Texans – and most Americans – know: Don’t mess with Texas. What started as a bumper sticker in 1985 and became a statewide anti-littering campaign illustrates the big pride that Texans have in their big state.

The Nueces plant was converted from an existing alternative plant and now offers nearly 3 million title documents going back to 1959 with an additional back plant going back to 1929. The expanded San Patricio title plant now offers more than half a million title documents going back to 1846, with increased capabilities for deed as well as oil and gas images going back to 1900.

But it’s not just data coverage that’s important to title companies – and Texans. Data accuracy, currency and the source of the data is what sets DataTrace apart from the pack. However, in Texas, while not required by statute, it is customary for examiners to include an exception for the document which identifies owner associations and, if a separate instrument, another exception for the document which authorizes association maintenance charges, assessments and other fees. Texas examiners know this and expect this level of detail.
