These are traditional title searches, like the Full Title report, and contain the most recently completed foreclosure case docket copies including:
- Typed chain of title reflecting the recorded ownership details as required by the state-level Marketable Record Title Act (MRTA) or customary scope of search
- Current year property tax information (where available)
- Unreleased voluntary liens
- Supplemental instrument information associated with open voluntary liens
- Declaration of Covenants, Conditions, and Restrictions (CC&R) and easements recorded within the scope of the search
- Open involuntary liens not ruled out by statute
- Bankruptcy name search in Public Access to Court Electronic Records (PACER) for intended purchaser(s), in the U.S. District court where the subject property is located
- Pertinent page copies of the recorded instruments
All Title reports include:
- System or county effective date of corresponding county
- Assessed property values for subject property (as provided by county records) where available
- Full (not abbreviated) typed legal description of the property in question
- Current tax information for subject property (as provided by county records) except where indicated
- Delinquent tax information for subject property (as provided by county records where available) expect where indicated
Lending institutions are not subject to a bankruptcy search in PACER. Original foreclosure case images maybe ordered upon request, fees may apply.
