Full Title Report

These traditional title searches follow the state-level Marketable Record Title Act (MRTA) or state-based customary scopes of search and provide the following:

  • Typed chain of title reflecting the recorded ownership details as required by the state-level MRTA or customary scope of search
  • Current year property tax information (where available)
  • Unreleased mortgage(s) executed by prior and current vested owner(s)
  • Supplemental instrument information associated with open mortgages
  • Declaration of Covenants, Conditions and Restrictions (CC&R), and easements recorded within the scope of the search
  • Unreleased judgment docket(s) filed against the prior and current vested owner(s) that are not ruled out by statute
  • Bankruptcy name search in Public Access to Court Electronic Records (PACER) for intended purchaser(s), in the U.S. District court where the subject property is located
  • Pertinent page copies of the recorded instruments

 

All Title reports include:

  • System or county effective date of corresponding county
  • Assessed property values for subject property (as provided by county records) where available
  • Full (not abbreviated) typed legal description of the property in question
  • Current tax information for subject property (as provided by county records) except where indicated
  • Delinquent tax information for subject property (as provided by county records where available) expect where indicated
